unfilled demand and lack of competition does not guarantee that you
will get the best price for your house though.
Your
property is still a piece of merchandise to be marketed. It has to
be prepared to sell.
Every
house needs last minute tweeking. I tell sellers to plan on spending
1-2% of their asking price to spruce up the house before it sells.
They do get it back on the sale.
Start
by seeing your home as buyers see it. Drive up to the curb and see
it with fresh eyes.
You
want your house to scream "well maintained home." It's how
buyers decide how much your home is worth.
Keep
up the image inside too. Repair anything on the property that does
not create the 'well-maintained' impression.
Buyers
for a country cottage especially are buying a dream, not a house.
They will walk away from a house that looks like it will create
headaches for them if they buy.
