Can you sell your house privately?

 

 

 

Sure you can! I'll explain how much that will cost you in a minute but, first, you should understand the obstacles you'll face.

The number of people who sell privately is shrinking fast, for a surprising reason.

Just as video was supposed to kill the radio star (how many radio stations are on your car-radio presets now?) the Internet was supposed to put Realtors out of business. Buyers and sellers were going to find each other on sell-yourself websites and do it all privately. There would be no more commissions, or annoying Realtors.

A funny thing happened on the way to the future though. The internet buyers discovered the www.MLS.ca website and the ability to access most of the houses listed on it. They are gen-Xers too. They morphed from 1990's innocent curious renters into new-millenium demanding discerning motivated buyers.

From their exposure to the volumes of homes available, they developed an expectation that they could point and click and then every potential house would be made available.

We used to pick the houses the buyers would tour. Now, they shove me aside at the office and enter their own search criteria when I give them my access to the real MLS system.

The internet made buyers even more dependant, not less, on the Realtor's access to the MLS system.

And then came Buyer Agency.

At the same time, another revolution was going on.

I haven't discovered who in the real estate industry had the foresight to put the buyers in the driver's seat, but I can't believe that it occurred by accident.

In the past, the Realtors all worked for the sellers. The buyers didn't know it. Someone decided we should be better than aluminum siding salesmen from the 1960's.

They invented the concept of the "Buyer's agent." Now, the buyers sign a contract with the Realtor. It makes the Realtor responsible for just about everything. If there's a fault in the house, and if the Realtor didn't do due dillegence to discover it, guess who's at fault? Yup. The guy that the Internet was supposed to put out of business.

So, having that protection for free ( well free for the buyer; the SELLER pays for the buyer's Realtor; go figure.) why would a buyer choose to buy privately?

It's called Buyer Agency.

Buyers can now engage a Realtor as THEIR representative and have access to all of the listings on the MLS system. If the house is not perfect, they have recourse to get compensation from their Realtor.

Those changes have created a new world. Even though it's still a Seller's market, the Buyer's are much more in charge of the buying process than they ever have been before.

Buyer's using the services of a Buyer-Agency Realtor have the world at their fingertips and the power of the courts to ensure that they get the house they want, or compensation from the Realtor.

Who, then, would buy a house privately if all of that power, at no cost to them, was at their fingertips if they DON'T buy privately?

There are some nice kids out there who don't understand their options, or how to buy a house. They're one raindrop in the puddle though. The majority are there with an agenda.

Most are just looking to screw other people over to get a deal. Some are targeting you to make money fraudulently. Some of the fraud could even make you an accomplice. Learn more about it on my FSBO Fraud page.

If money is your motive, you should consider the 10 Costs of Selling Privately. You wouldn't be the first to conclude, before trying to list it yourself rather than after, that it's not worth it.
